Red Resort Association

In October of 2007 Red Mountain Ventures created the Red Resort Association as part of the development of the resort.

The Red Resort Association, a registered non profit society, directs its funds to Tourism Rossland, Rossland’s destination marketing organization, whose mandate is to partner with regional, provincial, and federal tourism associations to ensure that Rossland benefits from all eligible funding and opportunities. Larch Business Services  acts as the Administrator of the Association in an effort to reduce administration costs and allow Tourism Rossland to focus on destination marketing.

Fee structure- owners who rent their units for periods of time which are less than 30 days in length $500 per year, and the owners who do not rent their units or rent their units for periods of time longer than 30 days $250 per year. Additionally Red Mountain Resort contributes $10,000 annually towards the association.  Fees are invoiced on July 31st of every year for the year in advance, and due within 30 days.

The success of this association lies solely with the participation of its members to make annual contributions. In order to sustain growth and compete in the tourism industry, a collective approach to marketing and leveraging with tourism partners is required.

Tourism Rossland leverages the funding of the Resort Association by at least four times with grants and operating funds from the Municipal and Regional District Tax, City of Rossland, Kootenay Rockies Tourism, Destination BC and stakeholder pay to play opportunities.

The Annual General Meeting for the Association is held in September of each year.

What is the purpose of a resort association?

The Resort Associations Act, under which the Red Resort Association is governed, states “The purposes of an association are to promote, facilitate and encourage the development, maintenance and operation of a mountain resort area.” To accomplish this, the Red Resort Association collects membership assessments fees to advertise and market the resort on behalf of its members.

 

Am I obliged to be a member of The Red Resort Association?

Yes. All owners within the recreational area of the Red Resort Association are mandatory members.  This includes the developments of Slalom Creek, TMP, Caldera and Morningstar.  The Red Resort Association is listed on title and membership is mandatory. Under the Mountain Resort Association Act the Red Resort Association has the right to file a certificate of levy against the property until such time as the fees are paid in full. Legal fees for registering the certificate of levy are $300 and are charged to the property owner.

 

Finance Fees

Effective January 1st, 2014 fees not paid within 60 days of levy will be charged interest at the rate of 2% per month, compounded monthly (26.82% effective annual rate), as per Bylaw Section 20 c.: “Late payments will be assessed interest at the rate determined by the board.”
